Too often you see and hear of home buyers and investors being sold Real Estate that is low performing, slow growing, below average or overpriced property compared to many others. The process of purchasing a home or investment property through having BPG act as your Buyer’s Agent is relatively simple. Firstly we need to establish your requirements during an initial consultation and let you advise us as to what type of property, location and price range you are looking at. There are other considerations such as if you would like a brand new purchase, older home, block size, expectation of rental return and if there is a need for any depreciation to assist with Tax purposes so we can better understand the picture.
After this we would undertake a comprehensive search and inspection of any properties which best suited your requirements. This involves contacting multiple agents and having us attend as many open houses and inspections until we find the right purchase for you. We then prioritise which properties fit the selection criteria and compile a short list of stock we have chosen. It is at this point that you are more than welcome to inspect any of these properties yourself. We will only show you properties which are suitable, we will not waste your time if they are not what you have instructed us to find.
Once a property or properties are chosen we would then do an evaluation and assessment before a detailed property report is provided and our recommendations are put forward. One of the final steps is to work out which will be the best strategy to purchase the home or investment property. This may be through a pre-auction offer, auction strategy or negotiation tactics identified for private sale / treaty properties. On completion of successfully purchasing the property on your behalf we will then arrange Pest & Building Inspections, the contract of sale to be reviewed by your solicitors and identify any issues with the property that may arise. We will also have all paperwork completed and attend the pre-purchase inspection on your behalf. We liaise with Real Estate Agent and Solicitors until contracts are completed and keys are picked up.
FOR INVESTMENT PURPOSES WE CAN ARRANGE PROPERTY MANAGEMENT OF YOUR PROPERTY AT A MANAGEMENT FEE OF 5.95% + GST.
